With January one of the biggest months of snowfall on record in years, overall sales entered into contract were low. I believe this was due to road closures, storm hazards, power and electrical lines down, and an overall state of winter crisis for the month. Many neighborhoods were without power for multiple weeks. February total sales volume for the area was 31% less than 2016, although still higher than most previous years (see graph below). Down 21% from January overall sales, I attribute this downturn entirely to the incapability to show, write, and produce on the inventory we had. We see these sales numbers, around a month after sale entered dates (most escrows are around 30 days in length).
While overall sales were down, condo sales were up. No surprise there with all the snow we got.
January condo sales for the area saw 18 units sold, with $8,454,500 in sales, whereas February saw 23 units sold, at $13,320,375 total, up over $3 million from last February 2016.
We will see in the coming months how the market moves forward for 2017. California Association of Realtors market analysis shows a slight increase in median home price for this year. For the Lake Tahoe region it will be interesting to see if inventory increases in the single family home sector due to the increased burden homeownership brought to single family homeowners with the snow we’ve had this season, which should in turn boost sales overall as we still have a large supply of hungry Buyers vying for their piece of this gorgeous place we get to call home.
