There are numerous neighborhoods within the greater Truckee area detailed below:
Most of downtown is commercial, with some mixed-use, and a few older properties from when Truckee was the “Wild Wild West.” The Truckee River runs through downtown, with numerous shops, restaurants, and the beautiful train running through the commercial core. Homes in this part of town are rare to come by, and may be subject to not only the town of Truckee, but historical development restrictions, but if available, are a gem worth grabbing up. There are numerous developments pending in the downtown area to expand the core.
This neighborhood just east of Truckee is set slightly apart from the downtown, and is on the way to Reno. This neighborhood is primarily a full-time residential neighborhood, due to its physical separation from easy access to skiing and downtown Truckee. However this neighborhood offers a wonderful school, as well as pool, tennis, basketball court and over 200 acres of greenbelt throughout the subdivision for its residents.
The neighborhoods of Prosser are located up North of Highway 80, about 5 minutes from downtown Truckee. The neighborhoods here have a more wooded homey feel.
The homes on Donner Lake are mostly quaint old cabins with a few very luxurious Donner Lake estates, up Highway 40 towards Donner Summit, or along the lake itself. Donner Lake has the feel of Old Tahoe, when families came here for their summer retreat to fish and play outdoors. Amenities here are sparse, besides a the local restaurant and market on the north side of the Lake. The views as you climb Highway 40 to Rainbow Bridge are phenomenal. This section of Tahoe is just absolutely gorgeous, and crowds are usually much less here than on Lake Tahoe itself. Donner Lake is for the old cabin feel, those that love skiing Sugarbowl, and want proximity to a Lake, without the cost and crowds of Lake Tahoe.
Grays Crossing and Old Greenwood
Both wonderful golf communities with low HOA dues, Grays Crossing and Old Greenwood offer a very special experience of the Truckee area for those that love golfing, and a feel of open expansive land. Old Greenwood offers multiple fractional ownership options as well. The recreation centers in both subdivisions are wonderful assets, with swimming pools, tennis, and more. These are both newer subdivisions with gorgeous brand-new builds to own.
